I want to buy a home for the First Time and the home is being sold at $95,900 my relator said offer 90,000 but?

there is very small minor things like closet doors are missing on one room tile in the bathroom around toilet is off like 4 squares and a burner from the stove and no fridge The relator recommended that i offer $90,000 it is a "freddie mac"propery. i feel like i should offer way less exspecially for the fact that the realtor said other homes were being sold for about 65-70,000 in the surronding area....can i look at home values for free or any site i can go too...? i asked her what if i do offer less beacuse of the other homes being sold for cheaper around and she say they may decline my offer(keep in mind the home has been on the market for about 27days now with no bids at all and it a very beautiful house.) SO PLEASE IF THERE ARE HONEST REAL EXPERTS OUT THERE OR SOMETHING THAT YOU CAN REFER ME TO PLEASE HELP THIS FIRST TIME BUYER WIH SOME ANSWERS AND OPINONS PLEASE! THANKS
